Rental
fee payments
All rental fees are payable by major credit card, personal check, cashier's check,
or money order, except as stated below.
One half of the rental fee is due at the time of booking.
If one half of the rental fee is not received within 10 days from
the time of booking the reservation will be cancelled.
The remaining rental fee must be received at least 21 days prior
to the occupancy date. If the remaining rental fee is not
received by that time, and you have not cancelled the reservation,
the initial one half of the rental fee will be forfeited and the
reservation will be cancelled by us.
If a reservation is made less than 21 days prior to the occupancy
date, the total amount of the rental fee is immediately due. This
payment must be made by cashier's check, money order, or credit
card, and once it is received, the requested lodging will be held
for the dates you have requested. If you do not cancel the
reservation prior to the requested date of occupancy, and do not
check into the reserved home by the last scheduled date of occupancy,
you will forfeit the entire rental fee which has been paid.
If you cancel the reservation prior to the requested date of occupancy,
and we are able to re-rent the home for that same time period, we
will return all rental fees to you, less a $30 booking fee.
If we are not able to re-rent the home, we will retain all rental
fees which have been paid.
For
homes with a hot tub, there is a $25 cleaning fee.
Security
deposit
A $500 refundable security deposit is required at the time of check-in.
This deposit must be made by credit card. This amount will not be
charged to your credit card unless extraordinary cleaning is necessary
(this includes extra cleaning to remove cigarette smoke from the
furnishings), if there is damage to the home, furnishings or property,
or if items are missing. In that event, the reasonable cleaning
cost, and/or replacement or repair cost will be deducted from the
security deposit. If you request, we will also forward a bill, itemizing
each cost. Please note that if the reasonable cleaning cost, and/or
replacement or repair cost exceeds the $500 deposit, the additional
costs will also be charged to your credit card. If there are no
such costs incurred, your credit card will not be billed.
Cancellation
policy
If you cancel a reservation at least 21 days prior to the date of
occupancy, we will return all paid rental fees to you, less a $30.00
booking fee. If you cancel a reservation 20 days or less prior
to your scheduled occupancy date, we will return all rental fees
you have paid, less a $30 booking fee, only if the home is re-rented
for that same time period. If we are unable to re-rent the
home, we will retain all rental fees which have been paid.
Children
While children are very welcome, it is your responsibility to ensure
that the home, garden area, and garage are safe for your children.
The homes have not have been made "child-safe," as various
cleaning agents, knives, and other normal household items may be
within the reach of small children. Also, while the yards
are fully fenced, we encourage you to check that the gates are firmly
closed and that small children cannot open them.
Pets
We welcome pets in some of our homes and do not require any additional pet deposit in those homes.
However, in the event that your pet causes any damages to the home,
furnishings, or property, the reasonable cleaning cost, and/or replacement
or repair cost will be deducted from the security deposit and the
balance of the security deposit will be forwarded to you within
two weeks of your departure date. Also, for your pet's safety,
it is your responsibility to ensure that any existing fences will
contain your pet and that the gates are securely closed before allowing
your pet access to the yard. Please use the "Pooper Scoopers"
provided to clean up after your pet.
Smoking
The smoking of cigarettes, pipes and cigars is permitted only outside
the homes. Ashtrays are provided in the patio area of each
house for your convenience.
